The subdivision of Tidy Island in Bradenton is appropriately named, but only to a certain extent. The Tidy adjective fits perfectly, but the Island portion of the name is not quite accurate. Even though this neighborhood certainly evokes an island lifestyle, Tidy Island is part of the Florida mainland. Nonetheless, Tidy Island is a great place to live.

The entrance to Tidy Island is located about a mile south of Cortez Road and west of 75th Street. Not many people are aware of this subdivision, which features a diversity of real estate despite its low-density. There are about 100 residences in Tidy Island, and they range from condominium units to waterfront estates.

Tidy Island is a very pretty neighborhood. More than half of the peninsula consists of protected mangrove forest and wetlands that can be enjoyed by means of walking trails, a kayak launch, a fishing pier, and private docks. For this reason, Tidy Island will greatly appeal to house hunters who are into fishing and boating.

At any given time, a handful of Tidy Island residences hit the market. Prospective buyers can expect to see listings ranging from about $200K to nearly $3 million. The low-rise condominium units and villas tend to be spacious while the waterfront estates tend to be spectacular.

Life in Tidy Island is very relaxing. Neighbors enjoy a few amenities within the gate: two swimming pools, a few hot tubs, tennis courts, and a clubhouse that can be reserved for social functions. Residents of this unique community enjoy more than just great views of the Sarasota Bay; they only need to drive a few minutes to find the famous seafood restaurants in Cortez, and Bradenton Beach is only a few miles to the west.
