Lexington in Parrish Florida : Affordable Villas & Homes for Sale

For prospective home buyers who have observed all the residential development taking place around Parrish in 2019, there’s usually a temptation to buy a new construction property. The rationale is clear: newly constructed homes tend to gain value appreciation soon after they are completed, but focusing solely on new construction means overlooking enticing deals such as Lexington, a large community located about 10 minutes east of I-75 and the Ellenton Premium Outlets mall.

Lexington in Parrish was one of the first residential projects aimed to transform Parrish from an exurb of equestrian communities into a nice suburb. Various local builders, including Bruce Williams Homes, were tasked with making Lexington a large subdivision to welcome all home buyers: families, single professionals, retirees, and property investors. The result is a nice mix of paired villas that look like Mediterranean row houses, modest single-family homes, and larger estates arranged on cul-de-sacs.

As of late 2019, at least one two-bedroom villa with 2.5 bathrooms was listed for less than $190K in Lexington; being a large subdivision, it is not unusual to find motivated sellers, but you can also find three-bedroom homes with 1,600 square feet of living space for just $250K, far less than comparable models under construction.

There is a lot to like in Lexington. Residents enjoy living in a neighborhood where 75 acres are kept as nature preserves, and there are nice touches such as a fishing pier, walking trails around the lakes, a community center with a large swimming pool, a playground, and a couple of basketball courts. Lexington is conveniently located near the Parrish YMCA, which is where a new downtown district is located. If you are into weekend trips to the beach, driving to Anna Maria Island will take you less than an hour. As for shopping, you are all set with the new Publix supermarket at Silver Leaf, not far from the main gate of Lexington.
