Home prices around Manatee County have been rising over the last couple of years. In 2019, the Realtor Association of Sarasota and Manatee indicated a 3% annual jump in home values, and this had a lot to do with a low inventory of available listings. For this reason, smart home buyers have been searching for opportunities north of the Manatee River, and Heron Creek in Palmetto is highly ideal for those who need to commute to Bradenton, Sarasota, or the Tampa Bay region.
Heron Creek is a small enclave of single-family residences located just south of I-275, the highway that connects with the Skyway Bridge to St. Petersburg. This neighborhood was developed by national builder Maronda Homes between late 2016 and 2019; there are only 90 units based on 11 floor plans and various elevations. If you are in the market for newer homes with extras that are still under builder’s warranty, you will like what this community has to offer.
The homes at Heron Creek range between 1,435 and 3,666 square feet of living space; they are arranged along two lakes, a canal, and greenbelt areas. The only entrance is located on 36th Avenue, also known as Ellenton Gillette Road, and this means that residents enjoy living in a community with no through-traffic. Depending on the models available, you can expect upgrades such as driveway with paver bricks, natural stone countertops, breakfast bar, ceiling fans, and even an extra room that can be used as a bedroom or home office.
Heading into 2020, the starting price for a three-bedroom home completed in 2018 was $283K, and this reflects the equity gained in less than 12 months. A better deal is a five-bedroom property with three full bathrooms for $350K, which is not too high above the median sales price in Manatee County, a great deal when considering that this is a two-level house with more than 3,000 square feet of interior and a two-car garage.
Since 2018, Heron Creek neighbors no longer have to drive south to the Publix supermarket for grocery shopping; the new Publix at Gateway Commons is just six minutes away, and it features a new deli layout that feels like a restaurant. The nearby Terra Ceia Preserve is a great family attraction, but you also have the Bradenton Riverwalk just across the Manatee River. For weekend beach trips, you are actually closer to St. Petersburg than to Anna Maria Island.
