Over the last few years, Sarasota has consistently appeared near the top of lists that recommend the best places for retirement. Aside from the great weather, beaches, golf courses, parks, and cultural attractions, Sarasota also offers many neighborhoods developed with retirees in mind; such is the case of Lakeshore Village, a 55+ community located near the northeastern section of Gulf Gate Estates, just 10 minutes away from the beach.
Lakeshore Village is a maintenance-free collection of villas originally developed in the 1980s. As its name suggests, many of the properties in this community enjoy nice water views thanks to four lakes and two ponds. The architectural design of Lakeshore Village combines Florida ranch style with Mediterranean touches, thus giving the neighborhood an ambiance reminiscent of a Caribbean resort. Although this is technically a condo community, the open design and generous arrangement of five villas per acre makes it feel like a country club.
Life at Lakeshore Village is private, tranquil and secluded. The lush and mature landscaping provides lots of shade even in the sunnier days, and the winding streets do not invite through-traffic. The paired villas are as large as single-family residences; for example, you can find two-bedroom unit with two bathrooms built on more than 2,000 square feet of interior listed for just $247,500 in 2019. A similar villa with three bedrooms can be negotiated for $329K.
The amenities at Lakeshore Village are superb: two tennis courts renovated in 2016, a heated swimming pool, a large clubhouse, a horseshoe court, fishing spots along the lakes, plenty of green areas, and a billiards room. Some of the activities favored by residents include coffee sessions, Friday gatherings, card games, concerts, and trips to nearby attractions. Eateries within walking distance include the American diner Millie’s and Chianti’s Italian restaurant. Driving to the Publix supermarket at Northridge Plaza takes about five minutes.
With only 195 units in Lakeshore Village, listings do not come on the market as often as buyers would like them to, and they tend to sell very quickly. The reasonable association fees, which are paid quarterly, are also among the reasons this neighborhood is highly sought-after by seniors.
