The Venice housing market has been enjoying increased attention, sales activity, development, and value appreciation over the last couple of years, but this does not mean that prospective buyers are being priced out. There are still affordable real estate opportunities for first-time home buyers and younger families, and one of these opportunities is located next to the Pelican Pointe Golf and Country Club, not far from the Jacaranda Plaza shopping center.
Mission Lakes in Venice is one of the few neighborhoods in Venice where you will find the Spanish Mission architectural style. This is not a condominium tower or an apartment building; the 264 units are distributed between 22 semi private villas, which are arranged around three lakes and greenbelt spaces.
With prices starting as low as $145K in July 2020, Mission Lakes is one of the most affordable options in Venice, especially when considering its proximity to the beach and the main Venice tourism district. All units offer two bedrooms and two bathrooms. When you take into account median home prices in Venice, which in 2020 are nearly $270K for a three-bedroom single-family residence, the prices at Mission Lakes are even more enticing.
The homeowners association fees at Mission Lakes are reasonable when you consider that they cover everything from landscaping to upkeep of amenities and from water to basic cable. The only restrictions for rental units is that they need lease agreements of at least 30 days; this makes it an ideal situation for investors and landlords because rental fees in Venice have appreciated substantially since 2016. Amenities include three heated swimming pools plus a green space for outdoor grilling and picnics.
Some of the units in this neighborhood have been upgraded with new appliances, A/C units, and flooring. The price will also depend on the lake views you get from the covered lanais. The shopping center just down the road from the entrance is home to a Publix supermarket, a Lowe’s store, Starbucks, Dunkin’ Donuts, and more. When you want to spend a day at the beach, you can choose between Venice Island and Caspersen Beach; the latter is less crowded and more family-friendly.
