The West Villages project overlapping North Port and Venice is one of the most significant and ambitious developments to break ground in Sarasota County in recent years. Since April 2020, this master-planned development has been renamed Wellen Park, and it has been making considerable progress over the last few months. Similar to Lakewood Ranch in Manatee County, Wellen Park offers gated villages filled with quality homes and neighborhood amenities; plus, walking and biking trails will connect the communities to shopping and entertainment districts.
In 2018 Canadian home builder Mattamy Homes broke ground for Renaissance at Wellen Park in Venice, right around the same time progress was being made on CoolToday Park and the new spring training facility of the Atlanta Braves, which is just down the road. Renaissance is an upscale gated community setting the tone for what Wellen Park will be like in just a few years: Attractive real estate, resort-like amenities, and very high quality of life.
Renaissance is a fairly large community; once completed, it will offer 650 properties. Each phase of the project has attracted many buyers who realize Wellen Park is on track to becoming one of the most desirable places to live in Southwest Florida. Opportunities start with two-bedroom villas, which as of September 2020 are almost completely sold out. Single-family residences with three and four bedrooms are being purchased almost as soon as they are completed.
To get an idea of how much property values have appreciated since the project started, consider that starting prices for a two-bedroom Renaissance home in 2018 were around $270K. In 2020, a similar property is being offered for about $334K. If you are in the market for a three-bedroom home with two full bathrooms, you can find listings just under $337K. The architectural style is a nice mix of Caribbean and Mediterranean design, and the properties are neatly arranged around lakes and nature preserves.
Renaissance offers more than just your standard swimming pool and clubhouse for neighborhood amenities. A cafe, fitness center, dog park, tennis courts, bocce ball, and even nature trails are also available to residents and guests. The West Villages Town Center, which is within bike riding distance, is adding grocery stores and cafes; there is also a new shopping center with a Publix supermarket just down the road. Driving to Venice Beach will take you about 25 minutes.
