As of June 2022, median property prices across Sarasota County had climbed to more than $400K for single-family homes with three bedrooms and two bathrooms. Despite market conditions favoring sellers, you can still find properties listed for less than $400K, but you have to look in the right places. Venice Gardens, an Old Florida subdivision located south of the Pelican Pointe Golf and Country Club, is such a place.
Venice Gardens is a suburban district that will soon achieve historical status; its first sections were developed in the years following World War II as part of an effort to entice veterans to raise families in quiet neighborhoods adorned with ponds, lakes, canals, and lush tropical landscaping. Unlike other post-war planned communities developed with track housing on square blocks, Venice Gardens features winding roads, tree-lined sidewalks, and plenty of shade provided by mature trees.
The predominant style of architecture in this subdivision is the Florida ranch, which happens to be perfect for the Venice climate. Most of the properties have been renovated over various decades, but they retain the Florida ranch aesthetic of wide floor plans with low-slung ceilings, small porches, spacious backyards, covered lanai spaces, and kitchens that connect to the laundry room. A few properties have been updated with details inspired by Mediterranean design, but they still retain the overall Florida ranch style.
Venice Gardens offers plenty of amenities made possible by homeowners association fees that are extremely reasonable. The lakes, ponds, and nature trails are maintained through the HOA; there is also a community swimming pool plus a recreation center, a clubhouse for social activities, and a small park. Children have small wetland preserves to explore, and you can see families enjoying picnics in the green areas during the weekend.
Caspersen Beach and the Brohard Paw Park for dogs are less than 15 minutes away from Venice Gardens. The closest shopping district is just a few minutes west along the Tamiami Trail, and it is anchored by stores such as Winn Dixie and Lowe’s. As can be expected, the properties located closer to this commercial strip sell faster than those located on the east end of the subdivision, which is where you can find two-bedroom homes listed for less than $380K.
