In Italy, Vicenza is a charming city in the Veneto region; it is home to a large United States Army installation, and it is also emblematic because of its nice interpretation of Tuscan architecture. In Sarasota County, Vicenza is the name of a charming gated community located in the North Venice district. Currently under development by Neal Communities, Vicenza in Venice is bound to become one of the most desirable neighborhoods in this part of town.
Neal Communities is a very successful builder that enjoys an impeccable track record with completed projects in Lakewood Ranch, Palmer Ranch, and other parts of Southwest Florida. In Venice, Neal Communities has selected a green and leafy section close to Nokomis and the Myakka River State Park to develop new neighborhoods such as Milano and Vicenza, which both feature northern Italian architectural styling similar to what you see in the Historic Downtown Venice district.
Vicenza sits on 290 acres of land that has been platted for 500 properties; about half of them will be attached villas and the rest single-family homes. This balance of dwelling units will ensure that this remains a low density neighborhood. Some of the land will be managed as nature preserves to provide greenbelt buffers for privacy and to shield from traffic noise.
In early 2021, dozens of new properties were awaiting completion in Vicenza. Pricing for two-bedroom villas of about 1,400 square feet started around $250K in July 2020, but it had already climbed to $270K by the end of the year. This sharp value appreciation is typical of Neal Communities projects in Southwest Florida, and it is accentuated by the wave of real estate development that has been taking place in Venice and North Port.
Everything at Vicenza is brand new. The fitness facility at the clubhouse is packed with state-of-the-art exercise machines. You can stay active by jogging on nature trails without leaving the neighborhood, and you also have a pool, bocce ball and tennis courts to enjoy. Vicenza is a pet-friendly neighborhood that includes a dog park. The closest beach in Nokomis is less than 20 minutes away, and the new Plaza Venezia shopping center, which is anchored by a Publix supermarket, is just down the road.
If you are looking for a solid investment in 2021, consider a three-bedroom home with a swimming pool in Vicenza, especially one the overlooks a pond. This kind of property could easily rise in value to $400K by the end of the year.
