Located next to the Waterford Golf Club near Nokomis, Windwood in Venice is a Neal Communities neighborhood with an interesting development history. In 1999, the land was acquired with the intention of building a large community, but plans changed after the real estate downturn of 2008. By the time the project was completed in 2015, it was inaugurated as a family-friendly enclave of just 90 homes in 46 acres, but more than 50% of the land was set aside as nature preserves.
These days, finding an available listing at Windwood is not so easy because homeowners are known to hold on to their properties. Neal Communities unveiled a new collection of homes that combined Italian architecture with the American Crafstman style, and this translates into very attractive curb appeal. The homes are also larger than in other nearby communities, so you can expect floor plans that range between 1,772 to 2,900 square feet of interior space. The three lakes in Windwood provide nice water views to lucky homeowners, but even those whose homes are next to nature preserves can enjoy them from their covered lanais.
In 2017, the Applause home model designed by Neal Communities for Windwood received the local Parade of Homes award; this floor plan was subsequently used by the developer in other projects built in Lakewood Ranch. The larger four-bedroom homes feature extras such as lofts, studios, decorative foyers, and private swimming pools. Pricing for the most upscale models starts at $400K while three-bedroom homes are often listed for $350K.
Windwood’s location is one of the primary reasons this gated community is highly recommended to home buyers who wish to raise families. The area feels isolated, but in reality is just minutes away from the Laurel Road commercial district of Nokomis, which is where you will find the elegant Plaza Venezia shopping center and its Publix supermarket, McDonald’s, and suburban comforts such as a pizzeria, a veterinary clinic, and others. When you drive down Laurel Road to the west, you will reach Nokomis Public Beach in about 20 minutes, and this is considered to be one of the most family-oriented beaches in Southwest Florida.
